All three major segments of the market remain in balanced territory; Single-Family at 3.1 months of inventory, Townhomes at 3.0 and Apartments at 4.9; but the rise in sales are not offsetting the increase in listings. Active listings end-of-month were 4535, a rise of 17+%, and the sales to listings ratio is down to 41%.       <description>&lt;p class="block-p"&gt;2026 March was not as brisk as March of last year: volume of sales, months of inventory and new listings are all slightly bearish, however, these ranges are all within the statistics of the last five years. Seasonality is in affect as we kickstart the spring market, prices have pulled the YTD average for all properties up to 670k (approximately 17k higher than the YTD at the end of February), marking a slightly negative .9% y/y (from a -2.5% in the preceding month). All-in-all, the Ottawa residential market is in a healthy balanced state with months of inventory ranging from 2.8 (townhomes) to 5.5 (apartments).&lt;/p&gt;&lt;p class="block-p"&gt;As always, it's important to understand that within each segment, market activity can vary widely based on a number of factors - a 1920 row house on one street can sell quite differently than a competing property two streets over.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;/p&gt;&lt;p class="block-p"&gt;&lt;/p&gt;</description>

      <description>&lt;p class="block-p"&gt;The market is quite interesting! Coming off an extremely slow winter and stagnant January of this year, February is the leading indicator toward a brisk spring market. Despite the # of active listings at the end of February 2026 being 11% higher than February of last year, the lack of new properties coming to market and renewed buyer appetite has reversed the overall several-month uptrend of days on market and months of inventory. The median days on market for February dropped down to 24 from 49. Apartment condos which had ballooned up to 7.8 months of inventory, is now down to 5.6 - a reduction of over two months worth of supply within one month; townhomes drifted downward to 2.7 months of inventory (a reduction of .6 from 3.3.); single-family homes sit at 4.3 months of inventory. All signs are pointing toward a healthy, but relatively balanced market for Spring of 2026.&lt;/p&gt;&lt;p class="block-p"&gt;Any questions?       <description>&lt;p class="block-p"&gt;First Market Report for 2026!&lt;/p&gt;&lt;p class="block-p"&gt;The Ottawa Residential market continues to be a tale of 3 cities (Singles, Apartments and Townhomes). Overall, January saw a modest uptick in sales since the previous month; SFH sales were down 13.8% y/y, but prices remained the most resilient as the median Single Family home price was relatively unchanged at 750k; townhomes had the lowest months of inventory at just 3.3 months, as buyers scooped up towns with a 6.4% increase in the number of towns sold over January of 2025 but prices were down year/year to 3.4% (on a median-basis); apartments continue to struggle the most out of the three segments as prices were down 12% y/y and months of inventory for apartments is now at 6.8 months (6 months is a buyer's market). It's important to understand that specific property areas can outperform/underperform, relative to its respective asset class - for example an apartment condo's price resilience, days on market, demand, etc. can vary significantly building-to-building. Overall the Ottawa market is a healthy market, giving buyer's choice to find the right home that suits their needs.&lt;/p&gt;</description>

December is characterized by seasonal slowness; this year the Ottawa residential market demonstrated greater sluggishness than usual as inventory levels and days on market both increased at a greater rate than Decembers of  recent past years.&amp;nbsp; Buyers are increasingly gaining more leverage - 4.3 active months of inventory the highest number since 2016 (when December was at 5.7 months of inventory) and apartments representing the highest level of supply at 7.9 months - it will be interesting to see if the early start of 2026 will reverse buyer caution to slow the uptick in inventory levels across all residential property types.&amp;nbsp; Prices, while stable on a YTD basis (2.8 increase as a whole), have gradually ticked down in the latter half of 2025.&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p class="block-p"&gt;November market stats are out. Over the last several weeks, the residential Ottawa market has slowed down considerably, even beyond typical seasonality. Despite this market softening, prices have held up, as the residential market is up 3% YTD with Single-Family Homes leading the charge at 4.0%. Now sitting at 4.2 months of inventory, with apartment condos the highest at 7 months, there is a lot of buyer choice with with over 3700 active listings in November - the highest since 2016.&lt;/p&gt;&lt;p class="block-p"&gt;It will be interesting to see how the winter months shape up and whether selling activity reduces or expands existing inventory on the market. For those buyers willing to look at homes around the holidays, there is opportunity for bargain-shopping, especially properties that have been sitting on the market for a long time.&lt;/p&gt;</description>

&lt;div dir="auto"&gt;Despite seeing both an increase in listings since October 2024, and a decrease in sales compared to October 2024, the October market was resilient with an increase of sales of 2.6% versus September and prices edging up higher YTD to 3% y/y (for all properties as a whole). Months of inventory are still sticky sitting at 3.6 months, with months of inventory for apartment style condos now at 5.6 months - just on the cusp of the 6 months+ (definition of a buyer's market).&lt;/div&gt;

      <description>&lt;div dir="auto"&gt;Despite y/y prices for the total market still being up 2.7%, September's activity is a sign of continued slowing-down heading into the end of the year. Sales were up for the month versus last year, but the rise in new listings is very telling with only a 38.5% ratio of sales to new listings (a drop of over 6% versus last year), months of inventory creeping up to 4.0, and the number of active listings for the month of September being 4388.&lt;/div&gt;
&lt;div dir="auto"&gt;These are the highest levels of active listings and months of inventory since 2016.&lt;/div&gt;
&lt;div dir="auto"&gt;Townhome inventory for September-only is just 2.3 (almost in seller market territory) and every metric for townhomes presents a much different picture than apartment-condos where the months of inventory is now up to 5.1. Within each segment it's important to understand the all the property-specifics of each home in its respective market.&lt;/div&gt;</description>

      <description>&lt;p class="block-p"&gt;July Market Stats are out! No one living in Ottawa needs a reminder that we're in the dog days of summer - hopefully your AC is working!&lt;/p&gt;&lt;p class="block-p"&gt;Late July typically experiences a summer-lull as buyers and sellers go away on holidays and are pre-occupied with other family commitments.&lt;/p&gt;&lt;p class="block-p"&gt;The summer slowdown has brought an increased level of inventory with 4205 active listings on the market, an increase of 14% over 2024, further demonstrated by the increase in months of inventory now at 3.2 (right in the middle of a balanced market) and the highest since 2017 (months of inventory in July were 3.3). The sales activity is relatively strong, as July had the highest number of sales since 2021, with prices remaining resilient - SFH (Single Family) up 2% y/y, apartments dropping 1.6% y/y and townhomes representing the biggest increase by far with an 8.3% increase y/y. As always, specific properties even within each segment, can perform quite differently based on a number of factors (specific location/build, builder, condition, amenities, etc.) and it's important to look at market aggregates as a representative of the market as a whole, and not for evaluating specific properties.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;/p&gt;</description>

      <description>&lt;div&gt;Bammo!&amp;nbsp; The Residential Market Report in June really was a tale of two cities - freehold residential properties, which were very strong - 5.2% year/year, and apartment style condos which continue to struggle, with months of inventory for apartment condos now up to 4.2 (versus 2.3 for townhomes).&amp;nbsp; June sales as the market as a whole was strong, sales were up 3.8% above the five year average and new listings increased 14% year/year.&amp;nbsp; &amp;nbsp;It's important to note that despite a higher level of relative listings, that the market is still very property-specific and certain areas, style of homes, builder, etc. can produce very different selling results&lt;/div&gt;</description>

      <title>BOC Rate Drop.</title>

      <description>&lt;p class="block-p"&gt;Despite Tariff threats, underlying softness in the economy (unemployment at 6.7% but gradually improving) were enough for the BOC to make a small drop.&amp;nbsp; The BOC warns that a Tariff war could lead to lower efficiency, growth and output, but higher inflation caused by rising import prices.
