Ottawa Market Report - A solid August report suggests a a better fall market than 2023, with extra motivated buyers buoyed by declining interest rates.
The Ottawa market continues to slowly chug along, but inventory has now ticked up to an 8 year high to 2.5 months. Buyers have more choice than ever, but properties that are priced and marketed well still sell quickly. Buyers should also be cognizant of quick market shifts and to react accordingly.
Home sales have been a bit sluggish recently as the early Spring market meant for a robust April, but a slower May than average. Prices have increased, but days on market and the absorption of properties (list to sale ratio) is declining with the increase of inventory.
